Before buying your first home you need to find out how much you can afford by seeking prior loan approval. Shopping for a mortgage comes first. Shop around to find out who offers the lowest interest rate. Do not just assume your local bank will be the most affordable.

Think Clearly

It is easy to fall in love with a home and ignore the many red flags it has. Keep your emotions in check when looking for your new home and do not get swept-up in the moment. That large fenced in back yard may be appealing but if there are obvious issues do not let your emotions guide you.

Inspection

Once you have found that home of your dreams hire your own professional home inspector that is insured/bonded, and licensed. Even though you have walked through the home thoroughly there are many things that can be missed that a trained professional can catch.

If you are planning on buying an older home, especially those over 50 years old, there may be some renovations that may be needed sooner than later. What you think may be an easy affordable update can quickly turn into something more in depth when it comes time to renovating. This is another reason why it is so important to have the home inspected first by a professional.

Neighbors

It may be a little out of your comfort zone, but meet the neighbors of your potential new home. Potential new neighbors are a wealth of information.

If you are buying a home with a Home Owners Association (HOA) then make sure you understand all the bylaws. Local laws are another thing you need to know before buying your first home. Do not just assume you can park your new fishing boat, company truck, or travel trailer in your driveway. There are many various bylaws and they vary by area.
