February marks the traditional “start” to real estate season. This is when you will see a heavy number of buyers ready and willing to purchase homes. If you’ve been considering selling, it isn’t too early to get your home ready for the market. There are several things to consider as you plan to list.
- Ready your home for sale. First impressions are extremely important, so don’t overlook this. Have you made necessary updates and fixes? Have you decluttered? Have you cleaned the home thoroughly? While small details, these are all important to begin your home sale on the right foot.
- Talk to a realtor. Do you know who you plan to list with? If you haven’t done your homework, we encourage you to do so.. All realtors are not the same, and it’s important you find the best for your needs. Find a realtor/realty group that knows your area/neighborhood/lake and has the right experience. Your realtor can also give great suggestions for what updates should be made, how to arrange furniture, what will sell, etc. Use their expertise!
- Gather documents and paperwork. Your realtor will use information you give him/her to craft a compelling write up about your home. Buyers put a lot of value on updates and improvements. Some examples of information you will want to gather:
- Dates of home improvement projects
- Age of roof, furnace, water heater, central air, etc including warranties
- Age of appliances
- Any permits, such as deck or shed permits
If you’re selling a lake home, other details should also be included, such as if the dock is part of the sale, fishing, distance from local town/groceries, etc. Your realtor should be able to help you with this as well.
