If you’re starting your search for a home and need some insight into the home buying process, we’ve shared a few tips to get you started. Always consult with a real estate agent to make the best offer and utilize your agent as your negotiation expert.
- Act quickly, especially in multiple offer situations. Make an informed decision, but understand that time is a critical component. This also applies when you want a showing of the home. Don’t wait until the weekend, schedule one with your realtor as soon as you are able. And if it’s exactly what you want, write up an offer – the sooner the better.
- Don’t ask for extras. This does not always apply. However, if you’re eyeing the dining room table and want it written into the deal, know that someone else could be writing an identical offer but is willing to forgo the extras to clinch the deal. How important is the item you’re asking for? If it’s a make or break it for the house, than by all means, but if you can live without the item don’t make it non-negotiable.
- Ask your agent to speak with the listing agent. The listing agent will know his/her sellers’ motivations and may be able to give you some tips. Ideally, you want to be the first offer and the best offer. Saving time on counter offers will give you a leg up if no one else has put in an offer.
- Have all your documentation prepared. More specifically, make sure you have a pre-approval letter dated close to or on the date you offer. The more smooth you make the process for the seller, the better chances you have of getting the home!
