2014 has started out cold here in Crow Wing County, but the housing market is thawing. Median sales price of homes have risen slightly, and so has the average sales price. Year-over-year the average sales price of homes in Crow Wing County is up 3.5%, an average of $209,277. Home sellers are not only getting more of their original asking price, but their homes are also selling quicker. Year-over-year sellers are receiving 91.5% of their original asking price which is up 2.3% over last year, and the number of days on the market has dropped by 10.3%.
There continues to be an increase in the number of inventory homes for sale. The months supply of homes on the market is down 12.7% over last year. With new listings down 2.3% buyers who are ready to buy have to search a little harder to find that perfect home. If you were considering waiting till spring to list your home on the market now would be the time to do so. Buyers are looking to buy and the number of inventory homes for sale is down making for tight competition.
In Brainerd the average home sales price is up 5.6% to $145,652, and similar to the county’s numbers buyers are receiving on average 91.8% of their original asking price. Homes are selling quickly in Brainerd with the number of days on market down 11.3% over last year.
